

These first two pictures are of Hertiage Townhomes located in Lake Oswego, Oregon. When I was first hired with Persimmon back in June of '06, this was the first project that I worked on. We were just going into sheetrock at the time and I helped finish up the buy out (the bidding process) and selecting the remaining subcontractors for the job. We finsihed the project in October of '06 and have to sell the last two of five. They are going for about $600,000 and they are 1800 sqft. We had quite a ride with this project as both the project manager and site superintendent where changed three weeks before the first closing and I (the new guy) was the only one that knew what was going on with the project. We did finish it up in time and learned a lot from it.

This next picture is of the project that I have been working on since December of this year. It is called Hazel Ridge Townhomes located in Hazel Dell (Vancouver, Washingtion) and is about 5 minutes from our appartment. This community will have 88 homes when it is finished and are going for about $250,000 and are between 1300 and 1800 sqft. We are currently building 7 homes (two buildings) and are just about to start sheetrock in one and roofing on the other. I have been doing all of the bidding and negotiating on this project as well as writing all of the specifications and legal stuff (contracts) for the subcontractors. I really enjoy this project but it is sure moving quickly and requires so much of my time that I work about 50+ per week plus the 1.75 hours drive time commute.

This last picture is a project that we have in for permits and I have been working off and on since I was hired. Barbur Condos is located just south of Downtown Portland, Oregon and is 18 condos over a parking garage. This project is very contemporary and extremely dificult due to the size and location of the property. The building is basicly the property and there isn't much else, so building this will be very difficult. Once I finishe the buy out on Hazel Ridge I will be hitting this project hard.
PDG is also looking at some other projects where we would be only the general contractor and not the owner. What that does for us is allows for instant cash flow without having to wait for a sale and in this market that is a good thing. So, we will have to see what comes.
